Rent is easy to collect and hard to chase. This system knows which unit is occupied, what is owed, and who has stopped answering the phone — without a spreadsheet per building.

Capabilities
What it does.
Properties down to the unit
Buildings, units and their status in one register, so occupancy and vacancy are a figure you can read rather than one you estimate.
Leases, renewals and deposits
Lease terms, escalation and expiry are tracked with renewal reminders, and deposits are held against the unit until they are properly refunded or applied.
Arrears you can act on
Invoicing runs on schedule and ageing shows who is thirty, sixty and ninety days late — with reminders by SMS or WhatsApp rather than repeated phone calls.
Maintenance and inspections
Tenants log requests, work is assigned and closed off, and inspection records give you the state of a unit before an argument about the deposit.
Utilities and expenses
Water and electricity recharged per unit, and building expenses recorded against the property, so net yield is a real number.
A portal for tenants
Tenants see their statement, pay and raise maintenance requests themselves, and it installs on a phone like an app.
Fit
Who it is for
- Landlords running several buildings from a set of spreadsheets
- Agents managing property on behalf of owners who want statements
- Owners who cannot say quickly what is owed across the portfolio
- Buildings where maintenance requests arrive by phone and get forgotten
Tell us what you are trying to fix.
A short conversation is usually enough to tell whether we have something that fits, or whether you need something built. Either way you will get a straight answer.
